Bridging finance comes in many shapes and forms. You can take advantage of bridging finance if: You have complex or low income A significant portion of your wealth is tied up in assets like property You know banks and mainstream lenders won’t want to lend for the project you want to explore You have an ambitious project and aggressive plans The opportunity you wish to pursue requires significant borrowing The relatively short-term nature of bridging finance can be challenging, requiring experience, contacts and negotiating skills to secure the best possible terms with as much flexibility as possible. Extremely competitive interest rates, staged funding release to save on interest and utilising assets and income as security are vital elements of bridging finance deals. We excel in these areas as well as pre-arranging cheaper traditional refinancing of bridging loans at the end of the term.

Updated for 2015! The recession is over, house prices are heading steadily upwards again, and you're convinced that property could be your key to financial freedom. And it could. But where do you start? Do you invest near where you live, or wherever yields are best? Do you rent to families, or professionals, or students? Should you be trawling through Rightmove or lurking at property auctions? This short book covers the big questions you should be asking yourself before you so much as glance at an estate agent's window. It contains a jargon-free explanation of basic investment principles, summaries of the major post-crunch investment strategies, and advice on developing a mindset that will support your long-term success. The book also includes a curated "further reading" list of recommended books, magazines, forums, blogs and podcasts to help you confidently take your next steps in your property investment journey. You'll learn... How to pick an investment strategy that matches your skills and goals The only three calculations you need to know to size up any deal An overview of every major investment approach, from the most safe and boring to the probably-not-a-good-idea-but-here-you-go-anyway How to (safely and sustainably) stretch a limited pot of cash to build whatever size portfolio you want ...although you will need to endure some pretty shocking jokes along the way. Sorry about that. Praise for "Property Investment For Beginners"... "The book is very easy to read and the explanations are very clear, with some good humour to boot! With a good set of references and online links, this book is a must for anyone interested in property investment." - P Cowley "A property investment book that keeps it simple. I really enjoyed it, and will use it as my main point of reference. Unlike most of the other books, the reader doesn't have to endure the rags to riches rubbish and the inevitable sales pitch for further training." - Nesser "I stumbled across this book randomly on Amazon and I'm so pleased I did - it has given me an excellent overview of what it is to invest in property and has really helped me to focus on my specific goals. It has also opened my eyes to a world of useful tools and contacts which I may never have found without it. Other books may have been able to do this but I'm not sure they would've been so enjoyable to read. If you are thinking of investing in property, or perhaps already are but want to take it further, this is a must read book." - whatkatythinks "When you buy this book, you are not only getting a property wizard, you are also getting a warm-hearted guy. In his book, Rob mentions several times that you can contact him via email and he'll try to help you out. And HE DID! I tentatively emailed him with some questions and he replied right away! Of course, I know he's probably not able to do this for everybody, but even if he just replied to one question, he has proven that he's genuine and kind. And what he replied me with is thoughtful, honest and probably saved me a fortune in the end. Totally worth every penny. Designed for those who want to gain an understanding of the fundamental concepts and techniques used in financial management. An underlying premise of the book is that the objective of the firm is to maximize value or wealth. Drawing on a wealth of experience in the academic and professional worlds, the authors discuss how firms can accomplish this objective by making appropriate investment and financing decisions. Bridging the gap between financial theory and practice, the authors present fundamental concepts in an intuitive and nontechnical way, and provide numerous practical financial tips to readers. The focus is on current practice, using results from recent surveys to show the most popular techniques and approaches used by financial managers today. Securities-based lending provides ready access to capital. From purchasing a property, buying assets, investing in stocks or growing a business, you can use securities-backed lending (also known as Lombard loans) for various purposes. Securities-based lending can be an exceptionally useful tool for creating liquidity quickly. As well as more “traditional” Lombard loans against a diverse portfolio of liquid, listed securities, Enness can also broker more unusual deals. This includes sourcing and negotiating loans against unlisted stocks, single stocks and pre-IPO loans. Lenders in this space provide funding while using the securities available to a borrower. These loans are typically used to access liquidity quickly, allowing investors to take advantage of time-sensitive opportunities. Building up a representative portfolio to gain access to this lending space change can be challenging. Enness has a proven track record in acting in clients’ best interests and negotiating the best outcome on their behalf.
As there is no current book that deals extensively or exclusively with survey research in corporate finance Survey Research in Corporate Finance is the only one of its kind. For even while there are numerous books on survey methodology, none focus on this methodology as specifically applied to corporate finance. In the book, Baker, Singleton, and Velt do nothing less than provide an overview of survey methodology useful to financial researchers, synthesize the major streams or clusters of survey research in corporate finance, and offer a valuable resource and guide for those interested in conducting survey research in finance. Thus this volume will be an essential reference for practitioners, academics, and graduate students - who all must know the methodology of finance survey research. In addition to methodology, the book identifies areas that will be best served by survey-based research. Researchers will have a wealth of information regarding past surveys and will be aware of suitable candidates for future surveys. Several chapters are devoted to synthesizing survey results on major issues in finance. These will help decision makers in finance and in non-finance firms to acquire knowledge learned from years of communications between academics and practitioners.

In 2011 the World Bank—with funding from the Bill and Melinda Gates Foundation—launched the Global Findex database, the world's most comprehensive data set on how adults save, borrow, make payments, and manage risk. Drawing on survey data collected in collaboration with Gallup, Inc., the Global Findex database covers more than 140 economies around the world. The initial survey round was followed by a second one in 2014 and by a third in 2017. Compiled using nationally representative surveys of more than 150,000 adults age 15 and above in over 140 economies, The Global Findex Database 2017: Measuring Financial Inclusion and the Fintech Revolution includes updated indicators on access to and use of formal and informal financial services. It has additional data on the use of financial technology (or fintech), including the use of mobile phones and the Internet to conduct financial transactions. The data reveal opportunities to expand access to financial services among people who do not have an account—the unbanked—as well as to promote greater use of digital financial services among those who do have an account. The Global Findex database has become a mainstay of global efforts to promote financial inclusion. In addition to being widely cited by scholars and development practitioners, Global Findex data are used to track progress toward the World Bank goal of Universal Financial Access by 2020 and the United Nations Sustainable Development Goals. The database, the full text of the report, and the underlying country-level data for all figures—along with the questionnaire, the survey methodology, and other relevant materials—are available at www.worldbank.org/globalfindex.
