Since 2010, particularly in urban agglomerations, the German housing market has experienced stark house price and rent increases. Immigration from rural and smaller settlements as well as international migration into German urban areas, has fuelled an increase in housing demand and led to severe housing shortages in some parts of Germany. Incumbent tenants in these areas are often deemed lucky in the general public's discourse. Due to restrictions on rent increases within existing contracts, these sitting tenants pay rents significantly below the market level of new rental contracts whilst living in relatively popular areas. In the context of rising rents and house prices, this implies a growing residency discount, i.e. an increase in the gap of incumbent rents to new contract, market-level rents. However, long-term renting, in the context of changed circumstances from 2010 onwards, might also come at significant costs. Tenants who are dissatisfied with their home might not be capable of moving house or apartment as they may find themselves "locked-in". Using hedonic house price regressions and representative survey panel data, this paper will analyse whether residential mobility of sitting tenants in high rental and housing price areas is indeed restricted due to the aforementioned "lock-in effect".

This research discovers the spatial regularities of house prices across Chinese prefecture cities in an economic common area and investigates the underlying formation process. It reveals an uneven distribution of house prices across cities, with those large and/or higher-tier cities and their neighbours having significantly higher house prices. Such an uneven pa����ern of house prices demonstrates the agglomeration spillovers in the interurban housing market. Two forms of spillovers are empirically examined. The first is the urban hierarchy distance effect, which is related to the position of a city in a hierarchical urban system. In general, the distance penalty of higher-tier urban centres is confirmed, that is, all else being equal, the further away a city is from the higher-tier city, the lower the house price. The second form of spillovers relates to a city's position in a city network system, in which no hierarchical structure is imposed. In such a situation, the spillovers arise from the interaction with neighbouring cities and it is found that a city that has larger neighbours tends to have higher house prices. These two forms of spillovers are somewhat correlated with each other because a higher-tier city is always associated with a larger urban size.

The great migration of farmers leaving rural China to work and live in big cities as 'floaters' has been an on-going debate in China for the past three decades. This book probes into the spatial mobility of migrant workers in Beijing, and questions the city 'rights' issues beneath the city-making movement in contemporary China. In revealing and explaining the socio-spatial injustice, this volume re-theorizes the 'right to the city' in the Chinese context since Deng Xiaoping's reforms. The policy review, census analysis, and housing survey are conducted to examine the fate of migrant workers, who being the most marginalized group have to move persistently as the city expands and modernizes itself. The study also compares the migrant workers with local Pekinese dislocated by inner city renewals and city expansion activities. Rapid urban growth and land expropriation of peripheral farmlands have also created a by-product of urbanization, an informal property development by local farmers in response to rising low-cost rental housing demand.
